Process

 Quality enquiries from discerning homeowners or respected construction professionals are gratefully received as the accolades they are.  I freely share industry-specific knowledge from the outset because it facilitates a comprehensive client brief balanced against surrounding limiting factors (e.g., Planning Legislation, Building Regulations, existing structure feasibility, project budget, etc.).  My fees are determined and communicated as soon as possible. 

Measured Survey

Most projects require an accurate digital survey of the existing site or building. I typically carry this out myself using a 3D DistoMeter, capturing precise dimensions and spatial data. This forms the foundation for all subsequent drawings and ensures that proposals are based on reliable, real-world information.

Feasibility & Early Design

Once drawing and modelling begin, the priority is to identify any critical constraints that may affect the design. These could include structural limitations, planning restrictions or site-specific challenges. Highlighting these early allows for informed discussions and timely decisions. Where specialist input is required, such as from structural engineers, the appropriate consultants are engaged at this stage.

Planning Application Stage

Planning drawings are prepared to clearly present both existing and proposed designs. These typically include plans, elevations and key section views. Where additional reports are required—such as ecological or archaeological assessments—these are commissioned early to avoid delays. Including all associated costs, this stage rarely falls below £3,000 and typically takes a minimum of three months to complete.

Building Control Stage

At this stage, the focus shifts to the technical performance of the building. Detailed drawings are produced to demonstrate compliance with building regulations, including construction methods, materials and structural elements. Input from other consultants is often required, such as structural engineers, energy assessors or drainage specialists. I coordinate and integrate all consultant information into comprehensive drawing packages and liaise with building control to achieve approval prior to construction. This stage rarely costs less than £4,000 and usually takes at least three months.

Construction & Ongoing Involvement

Once work begins on site, my direct involvement reduces, but I remain engaged with the progress of the project. Periodic site visits can be arranged to ensure the work aligns with the approved drawings and specifications. This provides reassurance to both clients and contractors that the project is being delivered as intended.
